Demand for luxury resale properties in Moscow has risen by 61%
From January through August 2026, the number of transactions involving completed luxury real estate increased by 61% compared to the same period last year.
At the same time, buyers began to opt for more compact apartments. The average size of purchased properties decreased by 17.5%—to 133.5 m². The average transaction budget fell by 10% to 147 million ₽.
The decrease in the overall budget does not mean that real estate has become cheaper. The weighted average asking price rose by 16% to 1.7 million ₽ per m². The average asking price for an apartment listed for sale reached 297 million rubles—11% more than a year ago.
Tverskoy has become the most expensive district on the resale market—2.6 million ₽ per m². This significant increase is due to the appearance of serviced apartments on the market. Next are Khamovniki—2.5 million ₽ per m²—and the Presnensky District—1.6 million ₽ per m².
Buyers choose resale properties for the opportunity to move in immediately after the transaction. Apartments with high-quality renovations and functional layouts in modern buildings are particularly in demand.
