Primavera. Club town on the river
Caught the only sunny day this week and stopped by to see how the developer is doing «Primavera» — a large residential project along the Moscow River in Pokrovskoye-Streshnevo.
The project has several phases. The first «Rossini» has already been completed. Residents have received their keys and have started repairs. The second — «Vivaldi» is delivered this year. The third «Bellini» is in process.
The Atrium bureau was responsible for the architecture. For the landscape — Wowhaus. They also did a large landscape park that stretches along the river for 1.5 kilometers with ecotrails, amphitheater, a dozen of playgrounds and areas for wrestling.
In the finished line, which you can see on the pictures, there are two buildings of 22 floors each. There are 260 apartments in them. Facades in soft wavy plastic balconies with metal inserts and references to Art Deco. Between the buildings is a private courtyard-park with a playground, tables for sitting with neighbors and a cozy garden. The landscaping is well done. Many scenarios of life.

The neighborhood has eight kindergartens, four schools, and several sports clusters. Near «Primavera» «Coffee House» and «Cheese Factory» have already opened.
For me, «Primavera» — is a personal pain. The development team called us for a co-exclusive at the sales launch. But one of my top managers did not get into the location and refused to take the project, including because of personal relationships with someone from the developer's team.
We missed out on about ₽100m of revenue on this deal that didn't happen. And gave our colleagues some breathing room. And perhaps even allowed them to survive. «Primavera» accounted for over 30% of their sales.
But I know how to admit mistakes. Now that the first phase is ready, we're making deals in the project every month. The park is blooming. The houses are standing. The cranes are turning. Kids walking around. Brokers are getting a feel for the location.
The good thing is that the second and third phases will be stronger in terms of infill and landscaping than the first. Therefore, our main sales in «Primavera» are still ahead.
