“Lavrushinsky”: A Resort-Like Atmosphere in Zamoskvorechye
One of my goals is to shoot all the iconic projects and locations in the cities where Whitewill sells real estate. Through photo stories, I try to capture the atmosphere and architectural details of these locations to help our clients find the right place to live or invest.
I took advantage of the nice weather and finally came to take some photos of the “Lavrushinsky” residential complex. It’s a nice building. The infrastructure is well-developed. The park for residents is interesting.
The project consists of three buildings ranging from 8 to 14 stories tall on a 1.9-hectare lot. On the private grounds, Sminex has created the largest park among residential projects in Zamoskvorechye.
The architectural firm “SPICH” was responsible for the design. The bionic facades, with their soft, fluid waves of balconies, create a resort-like vibe. There are almost no sharp corners or aggressive lines here. The corners of the buildings are neatly rounded, and the expensive curved windows reflect the Kremlin towers and church domes.
There is a full-size 25-meter pool, a jacuzzi with abundant bubbles, a stylish sauna and hammam, as well as a private gym. Memberships are not available for purchase. Access is for residents only.
The children’s playroom was designed in the best traditions of “Sminex.” You can get down to it from the courtyard either by stairs or via a spiral metal slide. Inside, there are play areas, climbing structures reaching the ceiling, and even a small movie theater for little millionaires.
The lobbies are cozy. The developer really knows how to do this. Curtains, good lighting, high-end materials, lots of stone. Although I’m not a fan of those blue armchairs with gold legs. They make the interior look cheap.
Maintenance here costs 900₽ per square meter per month. The large park, pool, fitness center, and all the amenities naturally push the price toward the upper limit. For a 100 m² apartment, that’s 90,000 rubles a month, or just over a million rubles a year.
That sounds impressive. But when we’re talking about an apartment costing ₽290 million without finishes, having your own green hectare in the center of Moscow, with a private pool, a fitness center, and a sauna makes that million a year seem like a much smaller amount.
When Sminex first launched the project for sale, we compiled a waiting list of dozens of buyers. The market had expected an average price of ₽1.4 million per square meter. The developer set the price at ₽1.8 million. At that time, all the clients chose other projects.
But as time went on, the buildings rose from the ground and buyers were able to see the spectacular views for themselves—and sales began to pick up.
Whitewill brokers sold two of the six villas here. Our price record is 1.8 billion rubles for a three-story mansion in a private park overlooking the Tretyakov Gallery. We also closed a whole string of apartment deals in “Lavrushinsky.”
The strong asking price at the outset set a steady pace, and more than 50% of the apartments remain unsold as the building nears completion. But it seems they’re in no hurry to sell—the atmosphere of Zamoskvorechye doesn’t lend itself to haste.
