An Optimist’s Contribution — “MIG”

We’re continuing our “Concrete Investment” series. Today we’re taking a look at the site of the former MiG aircraft factory: construction of a new neighborhood is underway here, and the first residential tower is being prepared for the market.

This project is definitely worth keeping an eye on right now. Buyers are getting in at the very beginning of a major transformation: the area is still dominated by the factory grounds, but the plans include homes, offices, a park, and new city routes.

First, the scale. About 64 hectares have been set aside for development. Plans include more than 1.4 million square meters of residential real estate, a school for 2,800 students, daycare centers with 750 spots, and a health clinic. The area will be landscaped, and new roads will be built. Instead of closed-off factory buildings, the neighborhood will become a place where people can come for a walk, go shopping, or work.

Second, the location is already up and running. It’s about a five-minute walk to the “Dynamo” and “Petrovsky Park” metro stations. Nearby are Petrovsky Park, Khodynskoye Field, the “Dynamo” Stadium, and Leningradsky Prospekt. It’s 2.5 km to Tverskaya Street. Here, there’s no need to wait for the city to develop around you—it’s already here, and the former industrial site is set to be integrated into its fabric.

Third, the building itself. The first tower will have 48 floors and 402 apartments. It will feature terraces, two-level penthouses, a winter garden, and a club lounge. This is also important for future resale: buyers want a good building, a convenient floor plan, and a view from the window—not just a story about a promising neighborhood.

Now, regarding the starting price. The preliminary price range starts at 32 million ₽ for a one-bedroom apartment and 650,000 ₽ per m². Installment plans are being discussed with a down payment starting at 30% over a term of up to three years. We’re still waiting for the final prices and terms for the first phase.

That’s why this is an “Optimist’s Investment”: it’s a bet on getting in early and on how the surrounding area will change. As the park, offices, and new phases are developed, the location may become more expensive. However, the entire area will be transformed in phases—this will take time—and we’ll evaluate the potential of a specific apartment based on its starting price, floor plan, and purchase terms.
