“Badaevsky” — A Bold Building

It’s time to show you Moscow’s most talked-about residential project—the “Badaevsky.” On the Taras Shevchenko Embankment, the old buildings of the late 19th-century Badaevsky Brewery have gained a new neighbor—a modern building that literally levitates above the ground.

The project was designed by the renowned Swiss architectural firm Herzog & de Meuron—the architects behind London’s Tate Modern and the “Bird’s Nest” Olympic Stadium in Beijing. The site was once home to the beautiful brick Badaevsky Brewery.

Instead of demolishing the old buildings or constructing new ones next to them, the architects preserved the stylish industrial architecture and simply raised the new structure above it. The old red-brick buildings remain the focal point of the lower level and are still visible from the Moscow River. The result is a “horizontal skyscraper.”

Herzog & de Meuron themselves acknowledge the obvious association with projects of the Russian avant-garde—El Lissitzky’s famous “skyscrapers on legs.” Instead of the usual private courtyard between the buildings, a new city park has emerged. In other words, the architects freed up square meters of space—valuable to city residents—from the building.

The result is a bold contrast. Heavy red brick at the bottom. Almost weightless white columns, glass, and the long horizontal lines of the balconies at the top. Here, the old and the new do not try to pretend to be a single building.

The building itself consists of two “wings.” The western wing has 326 apartments, and the eastern wing has 545. A total of 871 apartments. The first phase is scheduled for completion at the end of 2026. More than half of the apartments in this phase—55%—have already been sold. The second phase will be completed at the end of 2027. About 43% of the apartments there have been sold.

Prices reflect the architecture and location. The current average is 1.4–1.5 million ₽ per square meter. Apartments with views and sky villas are more expensive. The Whitewill team has closed 36 deals in this building totaling 6.5 billion rubles. We have held the top spot at Capital Group for several years.
