Residential Mansions in Moscow
There are only 18 residential mansions left on the open market in central Moscow. The average size of such a home is about 860 m², and prices start at 168 million ₽ and can reach several billion.
This is an irreplaceable market segment: it is impossible to build a new historic mansion in central Moscow.
There are several hundred buildings in the city that could be classified as mansions, but only 10–15% are suitable for permanent residence. Most of the historic buildings are occupied by offices, banks, embassies, and government agencies, and there is no vacant land available for single-family homes in the city center.
At the same time, demand for single-family homes within the city remains strong. Mansions are increasingly being purchased as primary residences, so features such as a private courtyard, a separate entrance, private parking, security, space for staff, and a minimal number of neighbors are important.
The shortage of historic mansions has given rise to a new product in the new-construction market. Developers have incorporated the features of private homes into premium and deluxe projects—giving rise to city houses and urban villas with private entrances, multiple levels, a terrace or patio, and private grounds.
By July 2026, 91 urban villas were listed on the Moscow market. A historic mansion remains a one-of-a-kind asset, while a city house within a new development serves as its modern alternative—complete with parking, amenities, and the infrastructure of a residential complex.
