“A Concrete Investment”: Real Estate Near the Kremlin
We continue our “Concrete Investment” series. Today: a luxury neighborhood on Nikolskaya Street, 350 meters from the Kremlin.
Why did we highlight this listing? First, the address. There are almost no plots left for new construction in the immediate vicinity of Red Square. Here, you’re not just buying an apartment—you’re acquiring a spot in the historic center of Moscow, a resource whose supply cannot be increased.
Second, architecture. One of the key architects behind the concept was British designer Thomas Heatherwick—founder of the world-renowned Heatherwick Studio. The buildings and public spaces created by his team are located in London, New York, Singapore, Shanghai, and other global capitals, and are becoming new urban landmarks.
At “Nicole,” Heatherwick’s signature architecture blends the historical heritage of Nikolskaya Street with a contemporary interpretation of luxury real estate. Third, the product. The development comprises three sections: “Nicole Club,” “Nicole Residence,” and “Nicole Collection.” It features apartments, duplexes, townhouses, and penthouses with terraces.
The public and private interiors were designed by the international firms “Hirsch Bedner Associates” and “Koh Interior Design.” Residents will have access to 24-hour service, a private club, a wine lounge, a tea room, and a caviar room.
Such real estate is purchased not only with the expectation of appreciation. Its value is determined by the rarity of the location, its distinctive architecture, and limited supply. It is an asset for long-term capital preservation, personal ownership, and eventual transfer to the next generation.
The minimum purchase budget is approximately 192.9 million ₽ for an apartment with an area of 61 m² or more. The full amount does not have to be paid upfront. An interest-free installment plan is currently available: — down payment: 30%, or approximately 58 million ₽; — remaining balance: approximately 135 million ₽; — payments are made once per quarter; — term: through December 2027; — interest rate: 0%.
This allows you to secure a collector’s item near the Kremlin while preserving the bulk of your capital in other assets and spreading out payments over the construction period.
