“Ostrov” and “Nachalo” Rank Among the Top 3 Waterfront Projects
Waterfront developments continue to attract buyers of luxury real estate. According to results for the first half of 2026, two Donstroy projects made it into the top three best-selling developments: “Ostrov” in the Mnevnikovskaya floodplain and “Nachalo” on the Presnya River.
“Ostrov” topped the ranking in terms of the number of transactions. In the first half of the year, 102 units were purchased in the project’s premium neighborhoods. That’s nearly twice as many as its closest competitors.
Interest in “Ostrov” is largely due to the location itself. It is one of the largest waterfront residential projects in historic Moscow: approximately 1 million m² of real estate is located in close proximity to bodies of water, and more than 30% of the space is situated on the Moscow River’s waterfront.
The top 3 also included“Nachalo”in Presnya. In the first half of the year, 40 units were sold here, and the weighted average price per square meter was 1.1 million rubles.
Both projects reflect one of the market’s notable trends. Buyers are increasingly prioritizing not only a prestigious address but also the quality of the living environment. Distinctive architecture, landscaping, engineering, and the opportunity to live by the water are becoming key factors in choosing a property.
Judging by sales results, “Ostrov” and “Nachalo” align well with this demand.
