The “Dom XXII” club project in Khamovniki has become the leader in terms of growth in price per square meter among Moscow’s luxury new-construction projects.
Over the past year, the average price per square meter here has increased by 57% and reached 2.9 million rubles. By comparison, the average price increase across ten projects in the high-end segment was 33%.
This trend sets “Dom XXII” apart from the rest of the market. In the luxury segment, buyers are increasingly focusing not only on the address but also on the product itself: architecture, intimate scale, the quality of common areas, and the level of infrastructure.
In this sense, “Dom XXII” serves as a prime example. With only 109 apartments, its location in Khamovniki, and a rich club infrastructure, it offers a format rarely found in central Moscow.
In a market where the number of new developments in prestigious neighborhoods is limited, such projects gain an additional advantage. And the 57% price increase over the past year shows just how highly the market has valued “Dom XXII.”
