“Garden Quarters”—club-style residences in Khamovniki

"Garden Neighborhoods." This is the name I heard every month from brokers all 4 years of working in the Moscow real estate market. It seems to me that every broker working in the premium segment, if he didn't close a deal there, he was sure to offer and show this project to his clients. It cannot be ignored.

Went there in early August to take some shots for my Telegram feed. The weather was overcast, but the dark metal facades look especially brutal against the dark gray sky. Brokers abbreviate "Garden Quarters" as "Sadiki". This is Inteko's flagship project in the center of Khamovniki.

For those who aren’t entirely familiar with the Moscow real estate market, Khamovniki is a popular residential neighborhood surrounded on three sides by the river, prestigious schools, cozy parks, and long embankments. At the southern end, Khamovniki borders Luzhniki Park, and at the northern end, it abuts the Cathedral of Christ the Savior.

“Sadovye” is not just one neighborhood, but a total of five neighborhoods, each with its own private courtyards. Between them, there will be a pond with walking paths, cafes, and a World Class fitness club with a swimming pool. Three private kindergartens are already operating in the complex, and construction will soon begin on a large school under the auspices of MGIMO. Across the street from the complex is the Usachevsky Gastronomic Market, and nearby is the Trubetskoy Estate Park.

All five blocks are connected by suspension bridges, allowing residents to visit one another from one block to another without having to pass through the common area. This feature is important for those with children who are concerned about their safety.

Three blocks have already been completed; two are still under construction and will be finished in 2021. Prices start at 500,000₽ per square meter, with the average price in the project ranging from 600,000 to 750,000₽. In July, we sold properties in this complex totaling 140 million rubles. We have several apartments available for rent here starting at 240,000₽ per month, as well as commercial retail spaces.
