What should we offer clients in 2026?
Whitewill top broker Nick Avanesyan shared what he would recommend to a client looking to invest 50 million rubles in real estate in 2026.
Not just “where it’s pretty” or “what’s currently on the market.” But where there are concrete reasons: a prime location, growth potential, and future demand.
Here are four projects to keep in mind.
“Republic.” If a client is looking at the Presnensky District, “Republic” currently appears to be one of the most promising options.
On average, a square meter here costs about 800,000 rubles. Across the street, on Tishinsky Boulevard, prices are already around 1.5 million rubles per square meter. Nearby is “Slava,” where prices are also significantly higher. Presnya has long been a well-established part of the market. Muscovites love it, and clients from other regions are familiar with it. The city center is nearby, the infrastructure is strong, it’s about a 20-minute walk to Patriarch’s Ponds, and “Belaya Ploshchad” is also close by.
When everything around it is already more expensive, but a project in the same location still offers entry-level prices starting at 800,000 rubles per square meter, there’s room for future growth. Plus, this is Presnya. There will always be demand here—both for rentals and for resale.
“Rodina Park.” This is an underrated project in a unique location. What matters most here isn’t the facade or the advertising slogan. The building’s key advantage is its location. It is literally situated within the “Setun River Valley” nature reserve.
This is a rare occurrence in Moscow. The project features about 800 apartments. People are buying them mainly for themselves, rather than with the mindset of “I’ll buy now and resell quickly later.” This is an important point for investors.
If most buyers are purchasing to live there, then the secondary market won’t be flooded with a large number of similar apartments competing against one another.
There are many large complexes in the area, but some of them are far from the metro. “Rodina Park” is about a 10-minute walk from the metro. Plus, the neighborhood will continue to develop and evolve. That’s why we’re emphasizing its rare location and the future shortage of supply here.
“Building A.” This is already a full-fledged club-style building. A total of 333 apartments. For investors, this is a plus: fewer apartments within the project means less future competition and greater value due to the intimate setting.
The average price is currently about 750,000 ₽/m². At the same time, the Paveletskaya district is growing rapidly. High Life is already nearby, with prices around 1 million ₽/m². There is also “Mont Blanc,” where the average price exceeds 1 million ₽/m².
Against this backdrop, “Dom A” looks more appealing: it costs less than its closest competitors, yet remains an exclusive project in a developing neighborhood.
“Club City by the Primavera River.” People choose this riverside neighborhood for its scale and well-developed environment. Since mid-2022, the price per square meter here has risen by 76%. Currently, the average price per square meter is 810,000 ₽.
Prime waterfront location on the Moskva River, with its own promenade and 160 hectares of land. Schools, kindergartens, and world-class sports centers are being built nearby. This is a strategic opportunity to get involved in a project that is driving growth for the entire area.
