Why Might an Apartment Be Hard to Sell?
Our partners at Nice Design have prepared an article for Whitewill on home staging and how visual presentation influences the perception of real estate.
“Buyers don’t just evaluate the square footage, address, and price. Within the first few minutes, they try to figure out if they can imagine their life in this apartment. That’s why even a strong listing sometimes loses out to the competition: the interior looks outdated, there are too many of the owner’s personal belongings in the apartment, the space seems empty, or the photos simply don’t convey its potential.
Home staging solves exactly this problem. It’s not a full-scale renovation or a new design project, but rather the process of preparing an apartment for sale, rent, photo shoots, and showings using furniture, lighting, textiles, decor, and visual styling.
The goal isn’t to completely transform the interior, but to showcase the apartment at its best.
When this is particularly relevant:
— The apartment has been on the market for a long time, but sales aren’t picking up.
— The listing looks less appealing than competitors’ ads.
— The finishes are still intact, but the interior looks outdated.
— The owner does not want to undertake a full renovation.
— For its price point, this expensive listing does not live up to expectations.
— A fully finished apartment looks empty, and it’s hard for a buyer to imagine living there.
That said, the level of preparation required can vary. Sometimes it’s enough to change the textiles, lighting, and decor. In other cases, it’s worth adding furniture or updating individual interior elements. For high-end real estate, a full interior staging package may be required, including furniture, lighting, decor, and a subsequent photo shoot.
Another important point: it’s best to get everything ready before the apartment is listed. A poor first impression can dampen interest even before a potential buyer sees the apartment in person. At Nice Design, they recommend first assessing the current condition, determining the scope of changes, and only after preparing the space should you take photos and launch the listing.
Neural networks are also gradually becoming part of this process. For example, using a floor plan or a photo of an empty room, it’s already possible to create layout options, visualize the future interior, or put together a mood board.
This helps showcase the space’s potential even before the apartment is physically furnished.
The main idea is simple: sometimes the problem isn’t with the apartment itself—or even the price—but with how it’s presented to the buyer. And before discussing a discount, it’s worth checking whether you can first enhance the presentation.
Refer clients to Whitewill. Our partners help prepare the apartment for sale, rent, or a photo shoot before viewings and advertising begin, and after the purchase—for moving in or renting it out.
