Sadovnicheskaya
Living by the Water in Central Moscow
Sadovnicheskaya Street runs along Balchug Island , between the Moskva River and the Water Diversion Canal. From here, it’s easy to reach the water and continue your walk through the historic center.
The street’s history dates back to the 15th–16th centuries. The neighborhood’s name is associated with the tsar’s gardeners. In 1495, Ivan III established the tsar’s fruit garden on the site of what is now Bolotnaya Square. Later, the Sadovnicheskaya Sloboda (Gardeners’ Settlement) developed here. Buildings from various eras have survived to this day, including stone mansions from the late 17th century.
In the 19th century, the neighborhood began to change. Merchant estates, apartment buildings, and industrial structures replaced the wooden buildings. In 1886, a power plant, factories, and warehouses were built here. From the very beginning, Sadovnicheskaya Street combined residential, commercial, and industrial areas. From 1939 to 1993, the street was named after the aviator Polina Osipenko. In 1993, it was given back its historical name.
Today, Sadovnicheskaya Street is part of the Zamoskvorechye district, located just a few minutes’ walk from the Kremlin and the main cultural venues in central Moscow.
Living here means taking a daily stroll along the Moskva River or through Zaryadye Park, visiting the Tretyakov Gallery, and attending lectures and workshops at “GES-2” with family and friends.
“Sadovnicheskaya 69” Club Quarter
The “Sadovnicheskaya 69” Club Quarter is located right on the waterfront. The architecture was designed by the firm “Artel Architects.” The complex consists of four buildings of varying heights and a historic building.
A park with coniferous trees and recreational areas will be landscaped here. It’s pleasant to take a morning stroll to the sound of birdsong and spend the evening surrounded by flowers with a favorite book.
A wellness center is available for residents. After a day’s work, head to the 25-meter pool, then move on to the thermal area or the gym with panoramic windows.
The grand lobby will feature a club lounge, meeting rooms, and a movie theater. During the day, it’s a convenient place to hold a business meeting, work on your laptop, or entertain guests. In the evening, the space transforms into a place to relax without having to travel to another part of the city.
The project offers a variety of apartment layouts. Choose a residence with a terrace if you want to spend warm evenings outdoors, or an apartment with a patio.
A unique feature of “Sadovnicheskaya 69” is its two-story urban villas. These residences range in size from 196 to 307 m² and feature a private entrance and an elevator connecting the villa to the underground parking garage.
