Pokrovskoye-Streshnevo Ranks Among the Leaders in Demand for New Construction
Pokrovskoye-Streshnevo has significantly strengthened its position in the new-construction market. Over the past 5 years, the number of transactions involving new-construction properties here has grown by 65%. While the district ranked 9th in Moscow by number of transactions in 2021, by the end of 2025 it had risen to 2nd place. In the first half of 2026, the area remained in the top 3. At the same time, the total volume of demand in Moscow’s primary market remained virtually unchanged.
Pokrovsky-Streshnev’s share of citywide sales increased from 3% to 5%, meaning that in 2024–2025, roughly one in every 20 transactions involving new construction in Moscow took place in this district.
Interest in the location stems from several factors. New projects are being actively developed here, and modern schools, sports facilities, and commercial infrastructure are emerging. The proximity to the Moskva River also plays an important role.
Pokrovskoye-Streshnevo also stands out for its abundance of green spaces. The Pokrovskoye-Streshnevo Park, Pokrovsky Bereg Park, and Shchukin Forest Park are all located here. The district is connected to the rest of Moscow by two metro stations, and the drive to the city center takes 15–20 minutes.
The real estate market itself is changing. Business-class projects still account for the majority of transactions, but the share of the premium segment is growing: by 2025, it had reached 12%.
