Pyatnitskaya—the new Ostozhenka?
Ostozhenka has become Moscow’s “golden mile” thanks to its historic location, intimate architecture, and high concentration of clubhouses. Today, a similar scenario is beginning to unfold on the other bank of the Moskva River—in Zamoskvorechye.
Pyatnitskaya Street is undergoing particularly noticeable changes. Here, one-of-a-kind luxury projects are emerging, designed for a small number of owners. At the same time, the street retains its merchant mansions, old churches, quiet side streets, and established urban life.
Five Centuries of Trade and Private Homes
Pyatnitskaya Street emerged in the late 15th century as part of the road leading south from Moscow. Later, merchants settled here, and apartment buildings, shops, factories, and mansions sprang up along the street. Among them are the Korobkov House, designed by Lev Kekushev; the Galperin Trading House, designed by Fyodor Shekhtel; and the Sytin Printing House.
Today, the historic surroundings have become one of the location’s main attractions. Pyatnitskaya remains one of the liveliest streets in the city center. In the morning, coffee shops open here; during the day, stores and galleries are open; and in the evening, restaurants fill up.
Culture—part of your daily routine
Nearby are the Tretyakov Gallery, “Muzeon,” the embankments of the Moskva River, and the Kremlin. You can walk to an exhibition, a restaurant, or take an evening stroll. Nearby are the Tretyakovskaya, Novokuznetskaya, and Polyanka metro stations.
Three residences instead of hundreds of apartments
One of the projects transforming the character of the street is “Friday Villas” at 37 Pyatnitskaya Street. It consists of just three five-story residences with separate entrances, private terraces, and individual elevators.
High ceilings, spaces with natural light, and panoramic windows allow residents to live in the city center with all the comforts of a private country home. The terraces offer views of Pyatnitskaya Street, the Church of St. Nicholas the Wonderworker in Pyzhy, the Cathedral of Christ the Savior, and the high-rise on Kotelnicheskaya Embankment.
Luxury is making its way into commercial real estate
In contrast, at 40 Pyatnitskaya Street, construction is underway on “Chalet”—a complex of ten office residences. Two of the mansions will feature a private courtyard, a restaurant, a fitness center, and a spa with a 15-meter pool. Some offices will have their own terraces and spaces with natural light from above, up to seven meters high.
Residential and commercial projects are developed according to the same principles—a limited number of owners, gated infrastructure, and a high level of privacy.
So, is this the new Ostozhenka after all?
Pyatnitskaya is developing its own unique character. Ostozhenka is known primarily as a neighborhood of exclusive clubhouses. A luxury cluster is taking shape on Pyatnitskaya Street, where private residences, intimate offices, restaurants, galleries, and monuments of old Moscow are all located nearby.
The street already has a strong historical reputation. New projects are adding modern residential and commercial real estate formats—exclusive, private, and designed for a small number of owners.
