Balchug Island
One of Moscow’s most attractive locations
Balchug, also known as Bolotny Island, is located in the center of Moscow, surrounded by a river and the Water Diversion Canal. The main advantage of this location is its extensive infrastructure.
In the morning, take a stroll along the Moskva River; in the afternoon, visit the Tretyakov Gallery; in the evening, meet up with friends at your favorite restaurant; and on the weekend, head to the Kremlin or Zaryadye. At the same time, Balchug doesn’t feel like a noisy thoroughfare. There’s plenty of water here and quiet little streets that are pleasant to stroll along.
Cultural Spaces
One of Balchug’s main attractions is “GES-2.” The former power plant on Bolotnaya Embankment was renovated by Renzo Piano, and a cultural center opened there in late 2021. The venue hosts exhibitions, performances, and other cultural events.
Zaryadye Park is a great place for a stroll. The “Floating Bridge” offers a panoramic view of the Kremlin, Sofiyskaya Embankment, and the Moscow River. There are also exhibition and museum spaces here.
Another route runs along Bersenevskaya Embankment. Here stands the 17th-century estate of Averky Kirillov, which today houses the D. S. Likhachev Institute of Cultural and Natural Heritage. Nearby is the House on the Embankment, built in 1931. On the other side of the island stands the preserved Kharitonenko Mansion, which houses the British Embassy.
Balchug is also home to the Museum of the Central Bank of Russia’s Main Directorate for the Central Federal District. Its collection includes antique coins and banknotes, documents, and historical calculating devices. For residents, this is yet another cultural attraction right near home.
Restaurants and Gastronomy
Reserve a table by the window and start your morning with a view of the Kremlin at Balchug Grill. Pair your coffee with pancakes topped with red caviar, meat or fish delicacies, and fresh fruits and vegetables. For a more festive touch, enjoy a glass of sparkling wine with breakfast. The interior, with its soft lighting and Bohemian glass accents, will set the tone for your day.
For a family dinner, head to Maurizio on Sadovnicheskaya Street. Enjoy tuna tartare with crab and avocado, and for the main course, choose tender halibut with asparagus and mushrooms or braised lamb shank with mashed potatoes. The kitchen is led by Italian chef Francesco Voche. Celebrate a birthday or wedding in the banquet hall.
After a stroll through “Red October,” head to “Dymzavod” on Bolotnaya Embankment. Start your evening here with signature dishes prepared in “smoke ovens,” then move on to cocktails and linger on the year-round green veranda. If you’re planning a gathering with a small group, choose the VIP room.
On the weekend, get together with friends at “Kilim” on Bersenevskaya Embankment, sit on the spacious terrace with a panoramic view of the Cathedral of Christ the Savior, and sample some Middle Eastern cuisine. The interior, featuring motifs inspired by bazaars and ancient cities, sets the perfect mood.
Balchug Island is home to several luxury residential developments.
“Balchug Viewpoint”
A development on Sadovnicheskaya Embankment. The design features natural stone, carved limestone, and stained-glass windows. Residents will have access to a private courtyard, concierge service, security, and an underground parking garage with 155 parking spaces. This type of development is ideal for those who want to live in the heart of the capital but prefer an intimate, gated community over a large urban neighborhood.
“Balchug Residence”
The project on Sadovnicheskaya Street consists of low-rise buildings ranging from 2 to 7 stories. The facades are made of natural stone, and the grounds are closed to the public. A two-level underground parking garage has been designed for residents. A vibrant urban route has already taken shape in the surrounding area. Zaryadye, the Kremlin, the Tretyakov Gallery, and other central landmarks are all within easy walking distance.
“69 Sadovnicheskaya”
A development located directly on Sadovnicheskaya Embankment , 2 km from the Kremlin. The developer is offering 158 apartments and a private courtyard park covering 0.5 hectares. The architecture was designed by the firm “Artel Architects,” and the interiors of the common areas were designed by Oleg Klodt’s studio.
Inside the complex is a wellness center featuring a 25-meter pool, a thermal area, a gym, a club room, a meeting room, a massage room, and a movie theater. The development offers apartments with terraces and patios, as well as two-story urban villas in a renovated building dating from 1878, each with its own entrance, elevator, and access to the parking garage.
A.Residence
The complex comprises 5 mansions on Sadovnicheskaya Street. In the center of the grounds is a courtyard garden with coniferous trees and perennial flowers. Residents have access to a private retail area spanning 2,500 m², as well as cafes and restaurants. Security, a concierge, and a butler are on staff. The underground parking garage has space for 230 cars.
The architecture was designed by the firm “Tsimailo Lyashenko & Partners.” A distinctive feature of the complex is the varied window geometries and building heights, giving each mansion its own unique character. A special offering includes penthouses with wood-burning fireplaces and terraces. It’s a pleasant place to host a dinner with friends or practice yoga outdoors.
Who is Balchug right for?
What makes the island interesting is that here you don’t have to choose between the city center and a peaceful setting. During the day, residents can stroll along the embankment, visit an exhibition at “GES-2,” have lunch at a restaurant with an outdoor terrace, and relax in a private courtyard in the evening. Nearby are the capital’s key cultural venues, parks, and the Moscow River.
Therefore, real estate in Balchug is ideal for those who want to live in the center of Moscow, appreciate a rich array of amenities just minutes from home, but also value privacy and tranquility.
