“12 Khamovniki” — Quiet Luxury
One of my goals is to shoot all the iconic projects and locations in the cities where Whitewill sells real estate. Through photo stories, I try to capture the atmosphere and architectural details of these locations to help our clients find the right place to live or invest.
We’re in Khamovniki, on 1st Truzhenikov Lane. The park is just a few hundred meters from the Moskva River and the Novodevichy Convent.
There are no bustling avenues here, but there are quiet side streets, old mansions, and that very atmosphere that makes Khamovniki one of Moscow’s most prestigious neighborhoods.
The project’s architect is Evgeny Gerasimov. Next to the “Brodsky” building, with its bold arches, the architects have created a serene interpretation of the classics.
The project was inspired by the architecture of Andrea Palladio. The bas-reliefs for the building were created by sculptor Nelson Afian, and the interiors of the common areas were designed by Oleg Klodt.
The building has an intimate atmosphere. There are 49 apartments and two penthouses here. The apartments start at 100 m², and the ceilings reach a height of 5.1 meters. We’ve sold a significant number of apartments here.
We started at just under ₽2 million per square meter. Upon completion, the price was ₽3 million+. Three units remain for sale. That’s a good result for the current market.
In summary, I can say that this building is all about understated luxury, high-quality materials, architecture that won’t go out of style in ten years, and a sense of tranquility that’s rare for central Moscow.
