Premium Moscow 2025 vs. 2026
I compared sales in central Moscow based on signed pre-sale agreements for the three summer months of this year with last summer. Last year, there were 675 transactions in the projects we tracked, including transfers. This summer, there were 548. In other words, the market saw a 19% decline in the number of transactions.
But there’s an important detail. Almost the entire decline is due to a drop in sales at “Ostrov” . In the summer of 2025, 269 transactions took place at “Ostrov.” This summer, there were 172—a decrease of 97 transactions, or 36%.
If we exclude “Ostrov” from the statistics, the market looks more encouraging: 406 transactions in the summer of 2025 versus 376 this summer. In other words, the decline in the number of apartments sold is 7%.
There was significant growth at “River Park Kutuzovsky” —from 39 to 66 transactions. That’s a 69% increase. “Prime Park”saw sales rise from 11 to 25 apartments. That’s a 127% increase. “D’Oro Mille” — from 11 to 15, a 36% increase.
However, “Republic” fell from 46 to 19 transactions. That’s –59%. “Luzhniki Collection” — from 35 to 26. That’s a -26% drop. “High Life” — from 34 to 26. That’s a 24% drop.
At the same time, prices rose in most projects. The main conclusion: the market has slowed down, but even without “Ostrov,” it lost only 7%. At the same time, the price per square meter has gone up in most major projects, and sales have become even more concentrated in a few of the most liquid complexes.
