Capital Group's new project
A new residential complex by Capital Group—Dom Vysoty—will be built near the Dynamo metro station. The developer has received a building permit for 1st Botkinsky Proezd, near Leningradsky Prospekt.
The project will be the first phase of development for a 64-hectare site, where plans call for a new neighborhood featuring a park, pedestrian streets, residential blocks, and its own infrastructure.
“Dom Vysoty” will combine a 48-story residential tower 200 meters tall with a 9-story office block. The buildings will be connected by a two-level stylobate. The total area of the complex will exceed 72,000 m². A three-level underground parking garage for 201 cars, equipped with charging stations for electric vehicles, will be built.
Architecture
The project was developed by the firm “Kleinwelt Architekten.” The residential tower will feature snow-white aluminum facades with panoramic windows, vertical pilasters, and cornices. The upper part of the building resembles a house with a pitched roof, only on a skyscraper scale. The office wing will feature a minimalist facade with rounded corners and decorative glass slats.
Residences
The tower will feature 400 units with 33 different floor plans. Residents will be offered both studio apartments and spacious residences with open terraces. Ceiling heights will range from 3.4 to 7.5 meters.
All units will include utility rooms. Adjacent apartments can be combined. The units will be delivered unfinished, allowing owners to choose their own materials and interior design. The 46th floor will be occupied by four duplex penthouses.
Amenities
The complex will feature spaces for exercise, work, and relaxation. Residents will have access to a private fitness studio, a children’s playroom, multifunctional spaces for meetings and events, as well as a lounge area with a library and a private courtyard. Retail stores and service providers will open on the ground floors.
New neighborhood with a park
The 64-hectare area is planned to be developed with residential neighborhoods, social facilities, and commercial properties.
The development project will include 8.5 hectares of green spaces, 15 km of walking paths, 5 km of bike paths, and 7.7 km of roads. A park, a boulevard, and public squares will also be built here.
“Dom Vysoty” will be the first project in the development of the area near the “Dynamo” metro station.
