Sold an apartment in Stella di Mosca for 875 mln.
Today met in profile channels statistics on real estate sales in Moscow for the first quarter of 2026. The first three months of the year turned out to be the worst for the market for the last 9 years. Not a good start to the season for the capital's developers.
There was only one weaker quarter for sales - during the pandemic in the spring of 2020. But back then, you couldn't leave your house without a pass and no sales offices were open. Now, however, the dressed-up sales offices are up and running. Coffee is poured. Every visitor is welcome. But there's not enough demand for everyone.
We're helping the developers as much as we can. And we seem to be able to go against the trend. The other day we closed another solid deal with MR Privite. We sold an apartment with finishing in "STELLA DI MOSKA" for 875 million rubles. The project was originally under the Bulgari brand. Because of sanctions, the signboard was changed, but all the aesthetics remained.
Whitewill brokers sold for 6 billion rubles in the first week of April. Half of the transactions took place in the Emirates and half in Moscow. Today spent a week coordinating with the heads of the destinations right off the cruise ship.
Since the beginning of the month sold 4 mansions in the center of Moscow to different clients. The deals have not been announced yet, but they are already at the final stages. In the office department we are preparing deals for several floors in a business center. The retail department is conducting a couple of sales for more than 200 million rubles. The suburbanization is pleasing. I'll share one top spring sale for $15 million soon.
The rental department is on fire - great deals done. We've got apartments in the following complexes:
- "Lucky" for 780,000 a month
- "Snowbirds" for 900,000
- "Garden Neighborhoods" for 750,000 and 2.2 million
- "Turgenev" for 1.9 million.
Well, and a dozen deals in the budget of 150,000 to 600,000 rubles.
Two new projects where Whitewill is the exclusive broker: "Dom Soboleva" and "Obukha, 3" are starting. A lot of work in connection with the launches.
"Dom Soboleva" is a deluxe-class residential complex in the historical center of Moscow. There are only 33 apartments in 2 buildings. The facade in the spirit of Art Nouveau is decorated with bay windows. In the green courtyard is designed outdoor living room with upholstered furniture for private conversations and relaxation with your favorite book. The central accent is a decorative wall of copper and stone with the project logo.
"Vorontsov Residences" is a clubhouse in the quiet Obukh Pereulok, 3 with white stone facade, arched windows and pitched roofs. Only 2 buildings and 75 apartments create a chamber atmosphere. Meet with friends in the library-bar, train in the gym and stroll through the quiet garden with paths.
The market is tough, but we personally can't complain. We closed March in the black. We beat last year. Now we're trying to hack April.
At the same time, we are preparing for clients and partners a big Whitewill Sensation in Luzhniki in honor of the 10th anniversary of the company. I will announce it soon. I don't see any reason in the next 3 months to make deals with other agencies and stay without invitations.
