The OM Botanichesky residential complex is a modern residential neighborhood in the North-Eastern Administrative District (SVAO), in the Sviblovo area. The project is being developed by OM Development, a full-cycle developer that manages a portfolio of approximately 650,000 m² in Moscow and the Moscow Region. The complex consists of five buildings of varying heights—ranging from 4 to 19 stories—with no towering high-rises. Each building has its own unique color, form, and rhythm, so the neighborhood does not look monotonous but rather resembles a complex architectural ensemble where low-rise urban villas stand alongside tower blocks. The architectural design was developed by the legendary IND architectural firm—creators of premium-level projects. The complex’s main highlight is its integration with the “Sviblovskie Ponds” nature park. The site features varying elevations and slopes down toward the river, so the area has been designed as a “green amphitheater,” where the energy of the city blends with the privacy of a suburban residence.
Mornings here don’t begin with the noise of the avenue, but with a stroll. You walk down the pedestrian terraces, bypassing roads and traffic jams, and within a few minutes you’re standing on the banks of the Sviblovskie Ponds.
