The “Stendhal” residential complex is a project located at 7 Maly Levshinsky Lane, in a quiet part of Moscow’s historic center. The quiet streets and lanes of Khamovniki have preserved buildings from the early 20th century, and “Stendhal” continues this contrast between old and new—the complex comprises three buildings: a 1911 mansion, a villa, and a modern 10–11-story building. The complex features 35 apartments of varying sizes, ranging from 63.34 to 320.26 m².
Each building features its own facade material, yet the three buildings of the complex come together as a unified ensemble. The mansion’s facade is constructed of brick and was reconstructed based on archival drawings: terracotta tones, Empire-style decor. The villa is recognized as a cultural heritage site—the facades were restored while preserving their historical features. The modern wing is clad in ceramic tiles with raised and recessed textures: the material forms four distinct patterns and reflects light differently throughout the day. Each of the three buildings has a separate entrance.
Seven private gardens have been laid out on the complex’s grounds, creating an intimate atmosphere for walks and places to relax: the ground-floor residences have their own front gardens, while the villa features a secluded inner garden. Each garden is a separate green space within the complex. The courtyard is closed to outsiders and vehicle traffic. The building features a 24-hour concierge service, and the three-level underground parking garage is equipped with an air quality monitoring system. An access control system regulates entry to the parking garage and access to common areas.
Just outside the building’s entrance lies a city rich in architectural history: nearby are Prechistenka Street, Ostozhenka, museums, theaters, a gallery, and a restaurant right next door, and Gorky Park and Muzeon are about a 15-minute walk away. The building’s location is defined by its proximity to Prechistenka and Ostozhenka. The “Park Kultury” and “Smolenskaya” metro stations are a 10-minute walk away, and it takes about 5 minutes by car to reach the Sadovoye Koltso.
The “Stendhal” club house is scheduled for completion in the first quarter of 2029.
