"Red October" Project
The Moscow City Government has approved the architectural concept for the redevelopment of part of the “Krasny Oktyabr” factory site.
The project at the Balchug Spit has been under discussion for over 10 years. Now, several architectural firms will continue working on it: GAFA, “Tsimailo Lyashenko & Partners,” “Parsek,” “Meganom,” and Saga.
GAFA has already unveiled updated visualizations of the future neighborhood. Compared to the 2023 renderings, the project has become more densely developed. One of the most striking elements of the concept is a slender tower approximately 70 meters tall.
Another architectural highlight is a building with Gothic motifs on the Balchug Spit. It is these buildings that are most significantly transforming the appearance of the future development.
The first redevelopment plans emerged back in the 2010s, but the project is only now moving forward. The architects have opted for a combination of different shapes, materials, and textures—an approach commonly seen in large-scale urban projects today.
The next step will be the development of project documentation. The developer, “Guta,” will need to implement the approved concept while taking into account rising construction costs and other expenses.

The architectural concept was developed by the bureau ".ket" / .ket, which designed an ensemble of five towers of variable storey height from 16 to 35 floors. The total area of buildings in the project will be about 87,500 square meters, and a total of 796 residences are designed in the complex.
