“26 Parkview” is a premium residential complex by developer MR Group on Timiryazevskaya Street, on the border of Dubki Park and Timiryazevsky Forest in northern Moscow. It’s a ten-minute walk through the park to the “Timiryazevskaya” metro station.
The architectural concept for the project was developed by the MAM architectural firm, which received the URBAN Award in the “Best Architectural Firm” category in 2025. The varying heights of the sections create a dynamic silhouette against the backdrop of the park and the city, and the facades are made of glazed brick and emerald-colored ceramic.
The complex consists of three sections ranging from 5 to 16 stories; a historic brick building will be preserved next to the new structures: after restoration, it will house a restaurant with a terrace, a two-story fitness club, a supermarket, and a spa retreat.
“26 Parkview” features 257 apartments ranging from 38.42 to 152.94 square meters, with ceiling heights ranging from 3.7 to 6.15 meters and window heights starting at 3 meters. Residents will be offered apartments with French balconies and terraces ranging from 22 to 180 m², duplex units, and eight penthouses with wood-burning fireplaces.
In the lobby, designers from the BALCON studio have created interiors featuring natural stone, wood, and works of art. Residents will be greeted by a 24-hour concierge service, and for drivers, the developer has provided underground parking with a license plate recognition system.
In the evenings, residents can dine on the terrace of a restaurant located in a restored historic building, and on weekends—stroll through the landscaped courtyard with lounge areas, playgrounds, sports fields, and a fountain area.
The building is surrounded by the 18-hectare Dubki Park and Timiryazevsky Forest — 232 hectares — together comprising 250 hectares of green space and one of the largest recreational areas in the north of the capital, with the Botanical Garden just a 10-minute drive away. Having two parks so close together is a rarity even for the green northern part of Moscow.
