For the last few months, the main characters in all the headlines have been the coronavirus and the crisis. There is little news being generated in the real estate market. There is even less good news. And on May 15, an interesting event was announced: "Sberbank" bought a 50% stake in two projects of the developer Vesper.
The deal was registered on May 12, and Sber now owns half in the legal entities building the Lucky residential complex on Presnya and Fairmont & Vesper on Tverskaya. And that's the good news.
Now the skeptics, who periodically, whispering, exchanged their doubts that Lucky might not be completed or construction would be delayed, are sure to switch to some other topic.
The appearance of Sberbank, which since May 12 has been acting not just as an investor, but as a co-owner of the project, eliminates risks and problems with financing. But, however, additionally increases the responsibility of the Vesper team for the pace, timing and quality of project implementation.
More than 70% of the deals at this builder are with brokers and in 2019, the Whitewill team ranked as the top sales team at Vesper. We have closed more than R1 billion worth of deals and believe that the developer's partner engagement model and the sales team itself is working effectively. That is why it was important for us to see that Sber will not get involved in sales management, because judging by Tsaryov Garden, they have a lot to learn from the same Vesper."
In the comments of the participants of the deal in "Vedomosti" we found confirmation that "Sber" does not plan to get involved in operational management. Project management: control and realization of construction, sales strategy - are retained in full by Vesper.
Analysts estimate the amount of the deal at 5 billion rubles. Vesper shareholders have good resources to buy new sites, which means that soon there will be a few more good houses in Moscow. And we will help with sales.
