The MM22 Residential Complex is a premium-class residential complex on Malomoskovskaya Street in the Alekseevsky District of Moscow. The residential complex consists of three buildings—10, 19, and 38 stories tall—and is designed to accommodate 395 apartments. The complex’s architecture is built on a contrast of materials and heights. The lower floors of the buildings are clad in clinker in warm terracotta tones—a material that lends the buildings an intimate character and allows them to blend seamlessly into the surrounding landscape. The upper levels are designed differently: panoramic glazing and graphic metal panels form a dynamic, modern silhouette that stands out against the neighborhood’s backdrop from various vantage points. The tallest building in the complex—38 stories high—is also the project’s main vertical landmark.
A courtyard garden is laid out between the buildings—a system of intimate mini-gardens connected by a single walking path. Residents of the residential complex will be able to relax in a gazebo or hammock, spend time with their children at the playground, work out at the sports area, and in the evening — settle into one of the quiet relaxation areas. Conifers and ornamental shrubs ensure the landscape remains striking in every season.
Apartments in the residential complex are sold unfinished—residents will have the opportunity to implement their own design project, from the floor plan to the finishing materials. Ceiling heights in the buildings range from 3.15 to 3.3 meters.

It’s about a 15-minute walk to the “Alekseevskaya” metro station and the “Malenkovskaya” MCD platform. By car, it takes about 10 minutes to reach the Third Ring Road (TTK) and about 15 minutes to the city center, excluding traffic. Apartments on the lower floors will be closer to the parking lot and lounge area, while those on the upper floors will offer panoramic views of the neighborhood.
