The entire clubhouse consists of just three villas, which can be combined into a spacious residence. The PARSEC architectural firm designed this low-rise, deluxe-class mansion, where each villa spans several levels—from the basement to the roof.
The facade, made of split Viscont White granite and clinker brick, is complemented by a sculpture by Dasha Namdakova: a one-of-a-kind brass art object created for the parallel program of the 59th Venice Biennale in 2022. The artist drew on the archetypal images of the horse and fire—motifs common to the cultures and epics of various peoples.
The Friday Villas residential complex is situated in a landscaped park with large pine trees and borders protected areas: on the left, the Indonesian Embassy mansion; on the right, the architectural landmark “Korobkova Mansion,” which houses the Ghanaian Embassy. This neighborhood setting ensures privacy right in the heart of the city while seamlessly integrating the low-rise residential complex into the historic Zamoskvorechye district. The State Tretyakov Gallery is just a few minutes’ walk away and serves as a cultural landmark for the entire neighborhood.
The architectural concept is based on increased ceiling heights—ranging from 3 to 6.6 meters in the second-story area—panoramic glazing, and functional terraces. The villas’ facade windows will offer views of Pyatnitskaya Street and the domes of the Church of St. Nicholas the Wonderworker in Pyzhy, while the terraces will overlook the monument to Peter I and the Cathedral of Christ the Savior. The windows facing the courtyard look out onto a Stalin-era high-rise on Kotelnicheskaya Embankment.
In each villa, the developer has provided a private elevator, staff quarters, a kitchen-living room with a wood-burning fireplace, and a master bedroom. Residents of Friday Villas will have access to the amenities of the neighboring “Pyatnitskaya 40 Chalet” building—including a pool, sauna, and fitness area. The units are sold unfinished; the developer offers an additional option—a designer interior featuring marble, premium wood, and appliances from European brands.
The project is being sold through a closed-listing process, and the building permit was issued in October 2025. Completion of the building is scheduled for the second quarter of 2027. Similar low-rise, deluxe-class projects within the Zamoskvorechye district rarely come onto the market. It’s a 5-minute walk to the Tretyakovskaya metro station, 20 minutes to the Kremlin, and just a few minutes by car to the Garden and Boulevard Rings.
