Moscow premium real estate market: analytics and forecasts
The premium real estate segment is looking strong and showing positive momentum amid new economic challenges.
Reduction or abolition of benefits in the segment of new buildings and still high market mortgages. At the same time, industry experts note a noticeable increase in the average price of apartments.
What are the reasons? In an interview for "Kommersant" Ekaterina Lyovina, a top broker at Whitewill, attributes the tangible growth to the rising cost of construction, more complicated engineering solutions, more expensive labor and building sites.
A few more important factors: unique architectural solutions of projects in the premium segment and limited supply due to consistently high demand.
What do the numbers say and what does it mean for buyers?
The weighted average price of apartments in premium new buildings in Moscow rose by 18% over the year.
Leading districts:
- Donskoy - growth +32.3%, up to 966,400 rubles per m².
- Basmanniy - growth + 26.6%, up to 849,400 rubles per m².
- Begovoy - growth +26.3%, up to 968,400 rubles per m².
- Krylatskoe - up +24.8%, to RUB 980,000 per m².
The average cost of an apartment in houses on the first line of the river showed an increase of 79% over 5 years.
Capital is flowing into new buildings. Demand for the primary supply of the premium segment is stable.
Another factor of the indicator increase is unique architectural solutions of projects from the premium segment - realization of such objects requires significant investments.
Investment trends: 5-8% yield on premium apartments. The interest of many investors will focus in this segment after the reduction of the key rate of the Central Bank and the reduction of deposit capitalization.
By the end of 2026, the cost of new buildings in the premium segment may increase by another 8-10%. And in the context of the next few years - on average by 15-20%.
