Zilart. Houses and not only
Oleg Torbosov, founder of Whitewill, tells us.
I continue to dive into the details of the giant residential cluster that is being built on the territory of the former ZIL car factory and will show you my shots from the already finished streets of Zilart.
The developer of the project is LSR. The complex itself consists of a dozen of small blocks, among which there are both houses of 5-7 floors and high buildings of 20-25 floors. The blocks are connected by several pedestrian boulevards with cafes and stores.
Among the cool things: for visual diversity the developer invited several famous architects to work on the project at once. Thus, with the recognizable handwriting of Sergei Skuratov, a small branch of "Garden Quarters" appeared here, standing on the first line of the Moscow River. Prices for view apartments here are 370-470 thousand per meter. The neighborhood by the studio "Tsimailo, Lyashenko and Partners" is also pleasing with its aesthetics. The most recognizable is a brick house with oval windows on the facade.
Of the uncool: not all the projects succeeded. Unpleasantly surprised by the strange gray house, which although recently built, externally resembles an old concrete panel. It, of course, was the most affordable of all the buildings, but it does not look like business class and its gray aura slightly devalues the rest of the architecture.
Ah yes, I can't find my own style in the lobbies at Zilarta yet. They all seem to be unfinished: empty, with strange inexpensive furniture, uncomfortable. I've seen a lot of business class houses and the developer's product team definitely needs to see how it is in other complexes. If not making all the lobbies in a neighborhood cool, at least one central grand lobby should inspire respect.
There are already 8,000 families living in Zilarta now, with only half of the project built. Last year, the cool school No. 548 was opened, which is considered to be the largest in Russia - it is designed for 2500 students. The school launched the Quantorium technopark, where children can master laser technology, virtual reality, nanomaterials and robotics. Nine kindergartens will be launched for small children on the territory of "Zilart": two municipal and 7 private kindergartens. One large kindergarten has already been built and is operating, the second is still at the excavation stage.
In addition to the aesthetically pleasing Marc Chagall promenade, the complex borders the new Tuffel Grove Park, about which I will write the final photo post in this series.
Of interest: on the new pedestrian boulevard of the Vesnin Brothers, which is still under construction, there will be a large movie-concert hall and a separate large building of the Moscow branch of the Hermitage. Within its walls will be exhibited items from the collections of the St. Petersburg museum and modern art objects.
The dominant feature of the neighborhood will be two residential towers: Zilart Tower and Zilart Diamond, standing right on the border with the park. Yes, there are many questions to such a large-scale project. Some complain about the poor quality of construction, others about years of construction under the windows, but after spending a few days here I found some pluses.
The whole neighborhood is homogeneous and consists only of new houses, which means that there are no people from the past, Soviet grandmothers and drunken alcoholics - on the pedestrian boulevards I met only young people, many children, families with strollers. All of them have bought apartments here and are building their lives in the capital.
Street cafes and restaurants, cozy beauty salons, a great park with an outdoor pool where the residents of the area swim and sunbathe, a new kilometer-long embankment and prices for apartments from 300 000₽ in buildings under construction and from 330 000₽ in ready-made.
Who wants to live here or in one of 120 other new houses in the center of Moscow - write me in Telegram. We work with love and without commission.
