Story. Honest business class

Yesterday with my trusty iPhone I stopped by another finished clubhouse, which I'd like to introduce to my aesthete readers.
Avtozavodskaya is not the most poetic name for a street. In my head I immediately picture some industrial zone, factories and identical administrative buildings with blue gantry cranes. But the automobile factory "ZIL", which used to occupy a gigantic piece of land in the south of Moscow with the area of 140 hectares, has already been demolished, and in its place there are high embankments, cozy squares and dozens of modern residential projects. One of them is the Story clubhouse.
In 2021, it is difficult to imagine that in a new house inside the TTC, and even in three minutes on foot from the subway, the price can be less than 350-400 thousand per meter. But at the end of 2017, when sales in Story started, our first clients bought apartments here for 180,000₽ per meter.
There are 182 lots in the building. The smallest is 37 meters, the largest 236 meters is a penthouse with atmospheric views of the city. The pent, by the way, was sold by Dasha, a Whitewill broker, in November 2020. It went for 66,000,000₽ or just 280,000₽ per meter unfurnished. In 2021, Whitewill, along with the developer, closed the sale of the house, selling off all the last lots.
Now, there are only six apartments hanging in Cyan (indicating that the house is a success) from owners with a price per meter of around 400,000₽. In the three years since sales started, the price has doubled. This has given those who went in at the beginning about 30% annualized returns.
Let's take a look at what kind of house the developer Stone Hedge turned out. The main architectural feature is the dynamic end facade. If you look at this broken volume from below, it reminds me of the swing of life with ups and downs - I'm rich/I'll die homeless.
At the level of the second floor on the roof for residents is arranged a private park of 500 meters with a playground, as well as areas for recreation and outdoor sports. A special respect to the developer for street floor lamps with cozy white lampshades - ♥️.
The summer terrace of the restaurant, which, however, is not open yet (they are looking for a tenant), opens into the park, and a small fitness room is equipped on the floor next to it. At the highest point of the house on the roof, residents can do yoga on a special platform with views of the river and the city.
The house has enough different aesthetic chips and little things: curtains in the lobby, cozy lights and art objects, soft areas with expensive furniture, minisafe for keys, interior parking with an area for storing bicycles, navigation, massive entrance doors to the apartments, wall decoration and lighting scenarios of the floors - everything that allows you to call Story an honest business class.
