Whitewill deals in April. The gradient is rising.
April is considered a strong month according to our statistics for the past five years - sales volume for this month usually ranks in the top 2-3 for the year after December and November.
This April was no exception, although the main movement we had, as in March, was in Dubai, but Moscow also made its worthy contribution, despite the fact that the Russian market this month froze in anticipation of lower mortgage rates and cautiously watched the news agenda.
Let's start with Moscow deals. Sold a lot in Level-Michurinsky, Little, High Life, Trikolor, Stone, Veresk, "Heart of the Capital" and "Petrovsky Park". Two transactions were closed in Logos, MOD and Level-Prichalny and Prime Park projects. Three apartments were sold in Forst. In total, all these transactions amounted to ₽589m.
Now for the bigger deals. Vrubelya, 4 - ₽42m, Poklonnaya, 9 - ₽50m, Vivaldi - ₽50m, Cult - ₽53m, West Garden - ₽60m. Two lots were sold in Federation Tower - ₽102m and two lots in Titul on Serebryanicheskaya - ₽167m. Three apartments were realized in the Aura project on Belorusskaya - ₽171m.
The final chord of April: Residence on Vsevolozhsky - ₽161m, Tessinsky, 1 - ₽227m and two ready apartments on Nikolskaya and in River House - 220 and 235 million. The total amount of transactions in Moscow is 2,127,000,000₽.
Now Dubai. One lot per project was sold in Prime, Mag5, Wilton Park, Q Gardens, Creekside, MBL, Golf Suits, Five Palm, Orchid, Golf Vedita, Aykon, Mina, Avani, Canal Front, Louvre, where the most affordable apartment in ruble terms cost ₽10m, and the most expensive in Louvre - ₽79m. In total, the monos brought ₽507m.
Two apartments each were sold in Sterling, MJL and Beach Front projects, while three lots each were sold in LIV Marina, ZADA, Elite, Lagoons, Sparkle Towers and Palm Tower. These 24 deals added another 1,240,000,000₽ to April's piggy bank.
Four units sold in SLS - ₽241m. Five units on launch at Safa One - ₽387m, a view apartment at Port de La Mer - ₽150m, a cool residence at W Palm - ₽448m, two top lots at Six Senses - ₽824m. Fire.
And then there's the fat. A total of 21 apartments were sold in the Peninsula project in Business Bay - ₽935m, four apartments with finishing and furniture by Zaha Hadid in Opus - ₽955m and 25 apartments in the new Emaar project in downtown St. Regis for a total of 2.1 billion rubles. Now you see why Whitewill is in the top 5 at Emaar.
All deals in Dubai totaled 7,970,000,000₽ and together with Moscow, April bang on 10,100,000,000₽. Rent brought in another ₽6.2m, but we don't count it in the total.
