November Balsam. Whitewill's November deal report.
December 1 is on the calendar, which means winter has begun, the last month of the year has started, usually the most bread-and-butter and dynamic month of the year, well yesterday with the endless ringing of the gong we spent November. In this post I will write about what our brokers managed to sell for the last 30 days.
Let's start traditionally with small mono-deals. One lot each was sold in the projects: Level-Nagatinskaya, Sidney City, "Krylia", Little, KutuzovGrad, Chkalov, Hide, Linar and Kazakov Grand Loft, where the most inexpensive apartment was in the project of "Level" - ₽15m, and the largest in "Kazakov" by "Koldi" - ₽33m. All of these deals totaled 223,000,000₽.
Two apartments sold in Now - 21 and 22 million, two lots in RiverSky - 26 and 39 million, three deals signed in the MOD project by MR Group - 17, 28 and 30 million.
Immediately six apartments were sold in Novodanilovskaya, 8 - 125,000,000₽ and nine apartments in Etalon's new project Voxhall in Zamoskvorechye - for 238,000,000₽, where the cheapest lot cost ₽17m and the largest ₽31m.
But the main hero of the month is the High Life project from Pioneer on Paveletskaya. We booked about 50 excellent apartments with our clients at the start of sales, and in November, when the signing of the CDA opened, we started to convert these reservations into transactions. In the last week of the month, we managed to sign 28 deals totaling 1,130,000,000₽ in budgets ranging from 24 million to 48 million per apartment. Both clients, the developer and our brokers are getting high.
Next comes a string of heavier deals: Red7 - 47,000,000₽, Eleven - 57,700,000₽, Vnukovo Club - 58,600,000₽, Prime Park - 61,500,000₽, Tessinsky 1 - 62,500,000₽, Lumin - 87,200,000₽.
Two apartments for 60 million and 99 million realized in Victory Park project and three lots for 195,000,000₽ in Lucky by Vesper, including assignments from our clients who entered while still at the stage of closed sales and made good money.
City. We sold two apartments in Neva Towers for ₽58m and ₽95m, as well as a large view lot for ₽207m in OKO Tower. In total, City closed for ₽360m in November.
Next up are deals in the 100+ budget. Bogen House - 111,000,000₽. A high-ceilinged penthouse in Art House for 150,000,000₽. Apartment in White Hamovniki on assignment - 250,000,000₽. A large apartment in Turgenev building under construction on Chistye Prudy for 278,000,000₽. An apartment in Legends of Tsvetnoy for 301,000,000₽.
Well, the cherry on the cake: the three biggest deals of November closed in Stone projects from the favorite developer Stone Hedge - 92, 335 and 357 million rubles. Several floors were sold. Beauty.
Total in new houses in the center of Moscow for November we sold real estate for 4 861 000 000 000₽. It's a decent month, but that's not all.
The country office closed deals in Maslovo Park, Nikolino and Agalarov Estate - 224,000,000₽, one apartment for 84,000,000₽ was sold by the guys from the London office, but the most movement is happening in Dubai.
With a kind smile from the warm Dubai sunshine, Whitewill brokers sold 31 apartments in Penincula, Golf Views, Emmar Beach Front and Royal Atlantis projects to our favorite clients.
In total, all the deals in Dubai turned out to be 1,820,000,000₽, but seeing our pipeline I think we can close even more here in December. It's unbelievable.
The rental department brought in another 2,500,000₽, but I don't count them in the total. Whitewill's November total sales totaled 6,989,000,000₽, just a little short of a nice seven - all the better.
