Billion
I remember a few months ago we were sitting in the Whitewill office setting sales plans. It was snowing heavily outside the window. Tea was steaming in a large cup. There were papers with calculations lying on the table.
Then we set a plan to sell a billion rubles worth of premium new buildings a month. Perhaps the well-fed market players will laugh at it. But to us, hungry and reckless guys this number seemed big and important.
Yesterday, the office smelled like cake and a good mood was brewing. Since the plan had been set, Whitewill brokers had sold a billion worth of new construction. Not in a month so far, in a few, but the important thing is momentum. Every month we are getting closer to that cherished figure.
The biggest deal in this billion is a 120,000,000 penthouse. The smallest is an appartement for 10.
Bringing us closer to a billion were the April Renome deals at 62 million, a number of Citipark deals at 42, 39, 32. A couple of apartments on Wtb arena, Klein house, Jazz and other complexes.
Another penthouse sold with a terrace. I won't tell you the amount. Brokers say it's the best penthouse in the complex. It's got a mortgage on it. There's another one going for 160 in May.
In this billion, the mortgage department approved 300 million in deals. That's 30% of the total. And in just two months. And they say you can't get a mortgage on high-end properties. All of our clients are approved at a rate of 10.4% and super insurance terms.
Developers are starting to give us their clients to approve. It's been six months in the making. The ice has melted.
In the first two business days of May, we did two deals at once. I'm a Quarter at 54.5 and Citipark at 23. The I'm Quarter had been a client since November. We did everything very well. I am proud of the team and the client is glowing.
All figures are calculated excluding City sales, rentals and commercial. City only. And the other areas are also something to be proud of.
Sometimes people give me the finger and say why are you revealing the numbers. I don't see what's wrong with that. At least we don't puff up our cheeks and tell it like it is. Even though we are now being copied unmercifully, but it looks ridiculous and crooked and will not bring success to people. There must be a way.
Maybe good brokers will read these lines and write to me. Those who want life to boil and those who love money. You have a great track record, you're selling, but now you're sitting with no calls or applications, squeezing the last few rubles out of your "base of loyal repeat customers."
Your bosses can't keep up with the speed of change in the marketing and real estate world. Welcome. We've got plenty of work to do. We pay 30% without gimmicks or delays.
We've been incredibly lucky with our competitors. Kalinka, Tweed, KnightFrank, Blevcud, Welhome, Colliers, Savills, S.A. Ricci are great and worthy companies. Might have gone to work there myself, but it's nice that good brokers now have a choice. And it's especially nice that more and more of them are choosing Wytheville.
Commerce is up and running, suburban is up and running, retail, loft marketplace will be up and running soon. I'm keeping some things under wraps. You'll find out at the end of May.
Have a productive May, and I'm off to school. It's 30 degrees in Florida, and you're having a heat wave, too?)
P.s. We are looking for a foreign client for a mansion in the center of Moscow from 1500 meters. They want with palace renovation and land. Budget 1,5-2 billion rubles. In case anyone has in the closed sale.
