Donskoy quarter. About business class at Tulskaya

I stopped by to see how Donskoy Kvartal - the first capital project of the Tyumen developer Strana Development - turned out. The building is located in the Donskoy district of Moscow. Developers are actively mastering this location and in recent years near the metro station Tulskaya appeared a whole garland of interesting houses: Play, "Danilov-dom", "Composition, 24", Level Donskoy, "Novodanilovskaya, 8".
I'll be honest, at the start of sales "Donskoy quarter" was not understood by all buyers. Unusual for business class ceilings height of 2.7 meters and the neighborhood with the memorial-park complex, better known as the Donskoye cemetery were confusing.
Projects that are now being built next to Moscow cemeteries are already not one and not two. Some of the developers are embarrassed by their "quiet neighbors" and try to completely turn all the windows of the house to the other side, as, for example, it was done in the house Eleven, which stands on Presnya across the street from the historic Vagankovsky cemetery.
But I think there is nothing fatally bad about such a neighborhood. Already from the middle floors all cemeteries look like just a piece of woods, besides you can be sure that this plot will not be built up, and in front of your windows will not be a few years of cranes spinning, which in the end will end with a new building covering the sun. Particularly impressionable buyers would not buy an apartment in the house, even if it was just a blank wall facing the cemetery.
In real estate there is such a rule: the apartment has no shortcomings that could not be corrected by the price. In the "Donskoy quarter" neighborhood was not shy, put adequate prices and, despite all the nuances, all the apartments sold before the completion of the building.
At the start of sales "Donskoy Kvartal" came out at comfortable prices for investors and end buyers - from 230 000₽ per meter. We are pleased to have opened sales in this building - the first apartment was bought by a Whitewill client.
The Country ended up with two nice dark and light clinker buildings. The architects are APEX project bureau. It is interesting that on the walls around the perimeter of the house hang decorative elements with the logo of the developer. The same logos we can meet in the courtyard on red-gray art pillars. I have not met so much personalization in other projects.
I found the black openwork air conditioning baskets on the facade too contrasting and active. Otherwise, for its money, the house turned out to be decent.
One of the buildings was finished in three styles: "Classic" in pastel shades of blue and white, "Provence" in shades of peach and beige and "Loft" in gray with dark doors and stone under wood in the bathroom. Let me tell you that in the finished finish with large windows embarrassing someone ceilings height of 2.7 meters are perceived quite normal.
I looked into the smallest apartment of the project with an area of only 17 meters. I immediately remembered the period in St. Petersburg, when I had just arrived in a new city and rented a room of 12 meters in a communal apartment on Nevsky. I lived in it for six months and I can say that with a competent arrangement of furniture to live alone in such an area can be, though the kitchen and bathroom were outside the room, but for all the time in that kitchen I never cooked anything.
Such micro-apartments are suitable for young non-family guys who are just starting out in a new big metropolis. Norm for rent, and to buy such a lot with finishing in a new house in one metro station from the Ring at the start could be for 6 000 000₽.
